Yes, the central position makes it an ideal base to explore South Tyrol and the Dolomites with their UNESCO World Heritage sites.

Are the roads cleared in winter?
Roads in Villabassa and up to Residence Marlena are regularly cleared of snow. Winter equipment for vehicles is mandatory.

How good is the connection to bus and train?
A bus stop is about 100 m away; the railway station is roughly 200 m away.

Are pets allowed at Residence Marlena?
No, pets are not allowed. The apartments are maintained to be allergy-friendly.

Is parking available?
Yes, free private parking is available directly at the house.

Are babies and small children permitted?
No, due to the building’s structure, children under 6 years cannot be accommodated.

Are the apartments accessible?
No. The building is not barrier-free: steps at the entrance and inside, no lift, and bathrooms are not accessible.

Is smoking permitted?
No. Smoking is prohibited in all apartments and indoor areas. It is allowed on balconies and outdoors.

Are there quiet hours?
Yes, quiet hours apply from 22:00 to 08:00.

What if something in the apartment is defective?
For any damage or technical issue (e.g., electricity, heating, water), please report immediately. Repairs or replacement will be arranged promptly. Contact details are provided on the information sheet.

Do additional guests need to be registered?
Yes, any additional guests must be reported and registered without delay.

AMENITIES

What amenities do the apartments offer?
All units offer free Wi-Fi, flat-screen TV, a fully equipped kitchen/kitchenette and a bathroom with shower and bidet. A moka pot and a microwave are also provided.

What is included in the kitchen?
Electric hob, microwave, fridge, moka pot, pots, pans, crockery, glasses and utensils. Not included: food (salt, oil, pepper), tablecloths, napkins, kitchen roll and toilet paper.

Is there a microwave or an oven?
Each apartment has an electric hob and a microwave; no oven available.

Do all bathrooms have a bidet?
Yes, every apartment features a bathroom with bidet.

Are bed linen and towels included?
Yes, bed linen and one towel set per person are included. For stays over one week, one free change is provided after about 7 days; further changes are subject to a fee.

Is toilet paper replenished during the stay?
No, as a self-catering property, toilet paper is not restocked. One roll is provided at the start; additional supplies must be purchased by guests.

Is a hairdryer available?
No, not part of the basic equipment; please bring your own.

Where can skis, bikes or hiking gear be stored?
A wooden shed behind the house is available for storing skis, ski boots, sledges, bicycles and hiking equipment.

Are TVs or streaming services available?
All apartments have flat-screen TVs. Streaming services such as Netflix or Amazon Prime are not integrated, but can be used with personal devices.

Is Wi-Fi available?
Yes, free Wi-Fi is available in all apartments.

Can an extra bed be booked?
No, extra beds are not offered in order to maintain comfort.

Is barbecuing allowed?
No, barbecuing is not permitted anywhere on the premises.

CHECK-IN & CHECK-OUT

What are the check-in and check-out times?
Check-in from 15:00; earlier arrival is not possible. Parking can be used on the day of arrival.
Check-out by 09:00; please return the keys and settle any outstanding bills.

How does late check-in work?
For late arrivals, keys are prepared so that self-check-in is possible even late in the evening.

Is early check-in possible?
No, early check-in before 15:00 is not available. Parking can be used while waiting.

What is pre-check-in?
An online form is sent by e-mail before arrival so data can be provided in advance, speeding up the process. The Guest Pass for buses and trains can thus be ready at the start of your stay.

Can the stay be extended spontaneously?
Yes, extensions are possible depending on availability and season. Please request as early as possible.

What should be considered at check-out?
Close doors and windows, switch off appliances and hob, and dispose of rubbish in the wooden shed. Further details are provided at check-in.

Thanks to its location in the Dolomites, Villabassa is an ideal base for hiking, cycling, winter sports and cultural experiences.

Nearby: hiking, climbing, cycling, skiing, cross-country skiing, sledging, wellness, museums and cultural sights.

Are there hiking and cycling trails nearby?
Yes, routes start directly from the house. Maps are available.

Where can bikes or e-bikes be rented?
The nearest rental station is at Villabassa railway station; further rentals are available in Dobbiaco and San Candido.

How far is the nearest ski area?
The Three Peaks (Sesto, Versciaco) and Kronplatz (Olang) ski areas are easily accessible.

What can be done on rainy days?
Museums, castles, indoor pools and saunas. Recommended: Messner Mountain Museum, Lumen Museum, and the old towns of Brunico and San Candido.

Are there wellness facilities nearby?
Acquafun in San Candido offers an indoor pool, saunas and a gym. Cron4 in Brunico features a large sauna area and an outdoor pool. In summer: the natural swimming pond in Dobbiaco and the outdoor pool in Monguelfo.

SHOPPING & SERVICES

Where can groceries be purchased?
Several small shops for daily needs are located in the centre of Villabassa.

How far is the nearest doctor or pharmacy?
The nearest pharmacy is in Villabassa, just a few metres from the house. The practice of Dr. Marsoner is also nearby. The hospital in San Candido is about 15–20 minutes away.

Is breakfast offered?
No, breakfast service is not offered. Several cafés nearby serve fresh rolls, croissants and coffee.

Where can local specialities be bought?
Supermarkets and specialist shops in the Upper Puster Valley offer South Tyrolean speck, cheeses and wines. There is also a dairy in Dobbiaco with cheese specialities. Visiting the markets in Brunico is also worthwhile.
